Park View City

Park View City

Park View City is one of the more established societies we deal in. Unlike many newer projects that are still years from possession, several of its blocks are already fully inhabited, with families living there today and all utilities functional. It is developed by Vision Group, founded in 2012 under Abdul Aleem Khan, a well known name in Pakistani real estate and politics, and spans roughly 7,000 Kanal in Zone IV.

We deal in Park View City because it offers something relatively rare in Islamabad’s newer societies, visible, lived in development rather than a promise on paper. Blocks A, B and H are fully built out today, and the project’s Downtown Lake and Dancing Fountain are already operational and have hosted major public events.

Location & Accessibility

Park View City sits on Malot Road in Zone IV, close to Bhara Kahu and Bahria Enclave, and directly across from the Islamabad Botanical Garden. It can also be reached via Chak Shahzad through Park Road and Kuri Road, with further connections to the Islamabad Highway, Lethrar Road and Kashmir Highway. It is around 21 minutes from Serena Hotel Islamabad, placing it closer to the city center than most other societies we deal in.

Block naming for this project varies across different marketing sources, so we confirm the exact current sector structure and plot allocation directly with the developer before any client books.

Payment Plan

Park View City’s pricing varies significantly by block, reflecting how established or premium each sector is. As a general reference, standard residential plots have run from around PKR 6 million for 5 Marla up to PKR 27.5 million for 1 Kanal, typically on a 25 percent down payment followed by 8 quarterly installments over 2 years. Hills Estate, being a newer and more premium block, has carried higher pricing, with 5 Marla plots around PKR 8 to 8.5 million. The Overseas Block follows a separate schedule, often denominated to reflect foreign currency value, with its own two year installment structure. These figures shift often as blocks progress and new sectors launch, so we confirm current, block specific pricing directly before any client books.

Legal Standing

Park View City holds NOC approval from the Capital Development Authority, issued under reference number CDA/PLW/Zone-4(94)/12/Vol-I/168. The project’s history is worth knowing. Its original NOC was contested over access concerns from Malot Road, then formally reissued in 2018, and its layout plan and no objection status for the wider extended area were further confirmed by the Supreme Court of Pakistan on October 20, 2022, resolving earlier legal challenges. Today it stands as one of the more legally secure projects in Zone IV, though as with any society, we recommend confirming the specific approval status of any individual block before booking, since approval for extension areas has been processed over time rather than all at once.

“As with every project we deal in, we verify this approval directly rather than taking a developer’s word for it.”

Who This Project Suits

Park View City suits buyers who want the reassurance of an already established, partly inhabited society rather than a project still years from possession, and who value proximity to central Islamabad and the Margalla Hills over a lower entry price. Buyers looking for the lowest possible cost of entry may find better value in a society like Kingdom Valley, while those wanting a fully finished, ready to move home may prefer Seventeen Villas.
