Faisal Town Phase 2 is one of the largest projects we deal in by land area, planned across roughly 90,000 to 100,000 Kanal, with around 32,000 Kanal already under active development. It is developed by Zedem International under Chaudhry Abdul Majeed, who previously delivered Faisal Town Phase 1, Faisal Hills and Faisal Margalla City, three projects with a track record of actual delivery, not just launch announcements.
We want to be direct about where this project stands before anything else. Faisal Town Phase 2’s NOC is still under process with the Rawalpindi Development Authority, it has not yet been formally approved. We recommend it primarily to investors who understand and accept that stage of development, and we walk every client through exactly what that means before they commit a single rupee.
Faisal Town Phase 2 sits next to the Thalian Interchange, running parallel to the M-2 Lahore Islamabad Motorway, with additional access from the Rawalpindi Ring Road and Chakri Road. It is close to Margalla Hills, New Islamabad International Airport, and neighbouring projects including Capital Smart City Phase 3 and DHA Gandhara. Once fully complete, the Rawalpindi Ring Road will connect the project through two separate interchanges, a level of connectivity few other societies in the area currently have.
Block naming for this project varies across different marketing sources, so we confirm the exact current sector structure and plot allocation directly with the developer before any client books.
Faisal Town Phase 2 is typically sold on a 3 to 4 year installment plan, with a down payment followed by 36 monthly installments in most sectors. Sector O, the Model Block, is a notable exception, since it is being sold on full payment only rather than installments, given its more advanced development stage. A 20 percent discount has also been offered on lump sum payments in some sectors. As always, these terms vary by sector and shift as the developer updates its offering, so we confirm current, sector specific pricing directly before any client commits.
Development is genuinely underway. Roughly 80 percent of the land in the more active sectors has been leveled, and the project’s main boulevard, 350 feet wide, is fully developed and operational. Sector O has reached the balloting stage with assigned plot numbers, and possession there is targeted for later in 2026.
This is the single most important thing to understand about Faisal Town Phase 2. The project’s NOC is currently under process with the Rawalpindi Development Authority and has not yet been formally approved. The developer has submitted the required documentation and management remains confident of approval, and the developer’s track record on previous projects supports that confidence, but confidence is not the same as approval.
We do not avoid this project because of its NOC status, since a strong developer with a real delivery history and an active, transparent application is a meaningfully different situation from an unregistered or abandoned project. But we also will not tell you it is fully approved when it is not. If you invest in Faisal Town Phase 2 today, you are investing partly on the strength of the developer’s history, not purely on a completed government approval, and we make sure every client understands that distinction clearly before booking.
“As with every project we deal in, we verify this approval directly rather than taking a developer’s word for it.”

Faisal Town Phase 2 suits investors who are comfortable with pre NOC risk in exchange for potentially lower entry pricing and strong long term upside once the Rawalpindi Ring Road is complete. It suits buyers who are investing partly on the developer’s track record rather than purely on paperwork already in hand. If a fully NOC approved project matters more to you than early pricing, a society like Park View City or Seventeen Villas will suit you better.

Not yet. Its NOC is currently under process with the Rawalpindi Development Authority. We tell every client this clearly before they book, rather than letting them assume it is already approved.

Sector O, also known as the Model Block, is the most advanced, with balloted plots already assigned and possession expected in the second half of 2026.
It carries more risk than a fully NOC approved project. We factor the developer’s strong delivery history on previous projects into that assessment, but we recommend it only to investors who understand and accept that the NOC process is not yet complete.
